A luxury custom home builder for all of Durham Region

Durham Region covers eight municipalities: Ajax, Pickering, Whitby, Oshawa, Clarington, Scugog, Uxbridge and Brock. In one drive you can go from a Lake Ontario waterfront lot to a farm field on the Oak Ridges Moraine. That variety is what makes building a custom home here interesting, and it is why the first thing we do on any project is look closely at the lot.

We are based in Oshawa, so most of the region is a short drive from our office. That matters more than people expect. A builder who is close by visits the site more often, answers faster, and knows the local trades, suppliers and building departments.

What building in Durham Region involves

Each of the eight municipalities runs its own building department and zoning by-law, so the rules for a house in Pickering are not the same as the rules in Uxbridge. On top of that, five conservation authorities share the region: Toronto and Region (TRCA), Central Lake Ontario (CLOCA), Ganaraska Region, Kawartha Conservation and Lake Simcoe Region. If a lot is near a creek, a wetland or a slope, one of them will likely need to review the plans.

North of the urban areas, the Oak Ridges Moraine and the Greenbelt add their own limits, and most rural lots rely on a well and a septic system. None of this is unusual, but it needs to be sorted out early. We check what applies to your lot before any drawings are made, so the design starts from what is actually allowed.

03 / WHAT WE BUILDCUSTOM HOMES · DURHAM REGION

Custom homes we build in Durham Region

Infill and rebuilds

Replacing an older house on an established street in Oshawa, Whitby, Ajax or Pickering, designed around the lot, the setbacks and the neighbours.

Country properties

Homes on acreage in Scugog, Uxbridge, Brock and north Clarington, with the well, septic bed and driveway planned together with the house.

Lakeside homes

Year-round homes on Lake Scugog and along the Lake Ontario shore, where shoreline and conservation rules shape the plan.

Homes for how you live

Main-floor living, room for parents or grown children, home offices and workshops. The layout is yours, not a builder plan.

Frequently asked questions

Can't find your answer? Tell us about your project and ask us directly.

Which building department issues my permit in Durham Region?
Your local municipality, not the Region. Ajax, Pickering, Whitby, Oshawa, Clarington, Scugog, Uxbridge and Brock each issue their own building permits. We prepare the drawings and handle the application with the right one.
Do I need conservation authority approval to build?
Only if your lot is in an area the conservation authority regulates, such as near a creek, wetland, shoreline or steep slope. We check this during the lot review so it is part of the plan from the start, not a surprise later.
Can you look at a lot before I buy it?
Yes. If you are considering a property, send us the address or the listing. We can tell you what to look into, such as zoning, services, septic and conservation limits, before you commit.
