COMMERCIAL & INDUSTRIAL RENOVATIONS

Renovations that keep the business moving

A commercial renovation usually happens while the business, or the building around it, keeps working. Staff still need to get to their desks, customers still need to get in the door and tenants next door still need quiet. Planning around that is as important as the construction itself.

Henley Contracting takes on commercial and industrial renovations across Durham Region and Kawartha Lakes: office build-outs and renovations, retail remodels, interior renovations, tenant improvements and upgrades to working buildings. We work with business owners, tenants, landlords and property managers.

Existing buildings bring their own unknowns. Understanding the space, its systems and the way it is used before the plans are settled is what keeps the scope, the budget and the schedule on track.

02 / WHAT WE BUILDCOMMERCIAL & INDUSTRIAL RENOVATIONS

Renovation projects we take on

Office build-outs and renovations

New offices fitted out in empty space, and existing offices reworked for the way the team works today.

Retail and customer spaces

Retail remodels and customer-facing spaces, planned around the brand, the customer and the days the store needs to stay open.

Tenant improvements

Space prepared for a new tenant or reworked for an existing one, coordinated with the landlord, the tenant and the building's requirements.

Industrial and building upgrades

Renovations and upgrades to working industrial and commercial buildings, planned to limit disruption to the operation. Need more space as well? See Additions & Facility Expansions.

03 / APPROACHCOMMERCIAL & INDUSTRIAL RENOVATIONS

What matters when planning a commercial renovation

Six things shape every commercial renovation. Working through them early keeps the design, the budget and the schedule pointing in the same direction.

  1. 01

    The existing space

Its structure, its condition and the systems behind the walls and above the ceiling.

  2. 02

    Operations

Whether the business stays open, and how staff, customers and neighbours are kept safe and working.

  3. 03

    Approvals

The permits a renovation needs depend on the work, the building and the municipality. They are worth confirming before the design depends on them.

  4. 04

    Landlord and tenant

Lease requirements, building rules and who approves what, settled before work starts.

  5. 05

    Budget

A realistic range, with room for what an existing building can reveal once it is opened up.

  6. 06

    Schedule

Opening dates, move-in dates and working hours, and the order of the work that meets them.

04 / IN FOCUSCOMMERCIAL & INDUSTRIAL RENOVATIONS

Working around the business

Most commercial renovations happen in buildings that are still in use. The way the work is phased, when the noisiest work happens and how the work area is separated from the rest of the space all affect the business as much as the finished result does.

Deciding this early shapes the schedule, the phasing and the cost. It is much easier to plan for it from the start than to change course once construction begins.

  • Which areas stay open, and for how long
  • Phasing the work around the business
  • Noisy or disruptive work scheduled with you
  • Safe, separated work areas
  • Access for crews and deliveries that keeps customers and staff moving

How a commercial renovation works

Renovations most often go off track when the existing building holds surprises nobody planned for, or when the work and the business get in each other's way. We work to avoid that by understanding the space and planning the work before construction starts.

  1. Discover

Tell us about the space, what you want to change and your timing. Tell us about your project. It takes a minute.

  2. Plan

We look at the existing space, how it is used, any drawings you already have and the budget range you are working within, and turn them into a clear scope.

  3. Design

Plans are developed or refined with your designer, architect or engineers, so design, approval and construction questions are answered together, then priced and scheduled.

  4. Build

As general contractor, we manage the trades, inspections and schedule, with the work phased around your business and regular progress updates.

  5. Complete

Final details, a walkthrough together, and the handover of your space.

Already have drawings? We can review them with you and price the work.

Frequently asked questions

Can't find your answer? Tell us about your project and ask us directly.

What kinds of commercial renovations do you take on?
Office build-outs and renovations, retail remodels, interior renovations, tenant improvements and upgrades to working commercial and industrial buildings.
Can our business stay open during the renovation?
Often, yes. It depends on the scope of the work and the space. We plan the phasing, the noisiest work and the separation of work areas with you, so the business can keep running where possible.
Do you do tenant improvements for landlords and tenants?
Yes. We prepare space for new tenants and rework space for existing ones, coordinating with both the landlord and the tenant on the building's requirements and approvals.
What if you find problems once the space is opened up?
Existing buildings can hold surprises. We look at the space carefully during planning to reduce them, and we recommend keeping room in the budget for what an existing building can reveal. If something is found, we explain it and the options before work continues.
Who handles permits for a commercial renovation?
The permits a renovation needs depend on the work, the building and the municipality. We work with you and your design team to identify them and coordinate permits and inspections as part of the work.
Where do you take on commercial renovations?
Across Durham Region, where our head office in Oshawa is, and Kawartha Lakes. If you are not sure whether your building is in our area, tell us where it is through Start Your Project.
What should we have ready before starting a commercial renovation?
It helps to know the address, what you want to change, your timing, any lease or landlord requirements and the budget range you have in mind. Existing drawings or photos of the space are useful if you have them, but you do not need them to start.
