What building in Brooklin involves
Close to the village centre, lots are often older, with mature trees and neighbours close by. A new home there should suit the street, and the zoning sets the size, height and setbacks. Building permits are issued by the Town of Whitby.
Outside the village, properties may fall within the Greenbelt or the Oak Ridges Moraine, where there are limits on what can be built and where. Rural lots usually need a well and septic system, and creeks in the area are regulated by the Central Lake Ontario Conservation Authority (CLOCA). We check all of this before design starts.

Is Brooklin part of Whitby?
Yes. Brooklin is a community within the Town of Whitby, so zoning and building permits come from the Town of Whitby.
Can I build a new home near the old village centre?
Yes, subject to the zoning for the lot. Many older lots near the village allow a new home, and we design it to fit the size limits and the character of the street.
Do rural Brooklin lots have municipal water and sewer?
Usually not. Most rural properties use a private well and septic system, which we plan together with the house and the driveway.
