HOME ADDITIONS

More space, without leaving the home you love

When a home runs out of room, moving is not the only answer. An addition can give you the kitchen, the bedrooms or the living space you need on the lot you already own, in the community you already know.

Henley Contracting builds home additions across Durham Region and Kawartha Lakes, for homes and cottages. We plan each addition so it works with the existing house, inside and out, and feels like it was always there.

An addition connects new construction to an existing house, and that connection is where most of the planning happens. The structure, the roof lines, the systems and the lot all shape what the addition can be.

02 / WHAT WE BUILDHOME ADDITIONS

Addition projects we take on

Ground-floor additions

Additions to the side or rear of the house for a larger kitchen, a family room, a main-floor bedroom or more living space, connected to the rooms you already use.

Second-storey additions

Building up rather than out, where the lot is tight or you want to keep the yard. The existing structure has to be assessed first, so this starts with understanding the house.

Cottage additions

More room for family and guests at the cottage, planned around the property and the water. See Custom Cottages.

Additions with a renovation

Many additions work best alongside changes to the existing house, so old and new rooms flow together. See Major Renovations.

03 / APPROACHHOME ADDITIONS

What matters when planning a home addition

Six things shape every addition. Working through them early is what keeps the design, the budget and the schedule pointing in the same direction.

  1. 01

    The lot

How much room there is to build, the grade and access for equipment and deliveries.

  2. 02

    The existing house

Its structure, foundation and systems, and how the new space will connect to them.

  3. 03

    Scope

The space you need, how it will be used, and what is essential versus what can wait.

  4. 04

    Design

An addition that matches the house outside and flows with it inside.

  5. 05

    Approvals

The approvals an addition needs depend on the property and the municipality. They are worth confirming before the design depends on them.

  6. 06

    Timing

When you need the space, and how the work affects the rest of the house while it is built.

04 / IN FOCUSHOME ADDITIONS

Making an addition feel like part of the house

The best additions are the ones you cannot pick out from the street. That comes from planning how the new space meets the old: the roof lines, the exterior finishes, the floor levels and the way rooms connect inside.

It also comes from thinking about the whole house. Adding space can change how the existing rooms are used, and sometimes a small change to the existing house makes the addition work much better.

  • Roof lines and exterior finishes that match the house
  • Floor levels and ceiling heights where old meets new
  • How the new rooms connect to the ones you use every day
  • Heating, cooling and other systems for the added space
  • Light, views and how the addition sits on the lot

If you are still deciding what the addition should be, we can talk it through with you before plans are drawn. See Design-Build & Planning.

How a home addition works

Additions most often go off track where the new construction meets the existing house: details nobody resolved and decisions made in a hurry on site. We work to close that gap by getting involved before construction starts.

  1. Discover

Tell us about the house, the space you need and roughly when. Tell us about your project. It takes a minute.

  2. Plan

We look at the house and the lot, your goals, any plans you already have and the budget range you are working within, and turn your ideas into a clear scope.

  3. Design

Plans are developed or refined alongside your designer and other specialists, so design and construction questions are answered together, then priced and scheduled.

  4. Build

Our project team, carpenters and trusted trades build the addition and tie it into the house. You are kept informed at every stage.

  5. Complete

Final details, a walkthrough together, and the handover of your new space.

Already have plans? We can review them with you and price the build.

What is involved in building a home addition?
An addition moves through a few stages: understanding the house, the lot and the space you need, developing or refining the plans, defining the scope, pricing and scheduling the work, construction, and a final walkthrough and handover.
Is it better to build up or out?
It depends on the lot, the existing structure and how you want to use the space. Building out needs room on the lot; building up depends on what the existing house can carry. We look at both during planning.
Will the addition match the rest of the house?
That is the goal. We plan roof lines, exterior finishes, floor levels and the connection between old and new rooms so the addition feels like part of the home.
Can we stay in the house while the addition is built?
Often, yes, especially while the new space is being built. The stage where the addition is connected to the house is usually the most disruptive, and we plan for it with you in advance.
Do you build additions to cottages?
Yes. We build additions to homes and cottages across Durham Region and Kawartha Lakes.
When should I contact a builder about an addition?
As early as you can, ideally while plans are still taking shape. A builder can flag structural, cost and site questions before decisions are locked in. If your plans are complete, we can review them with you and price the build.
What should I have ready before starting an addition?
It helps to know the space you need, your rough timing and the investment range you have in mind. A survey, existing drawings or photos of the house are useful if you have them, but you do not need them to start the conversation.
