INDUSTRIAL CONSTRUCTION

Industrial buildings planned around the work inside

An industrial building is a working tool. The way it is laid out, the height and clear spans, the floor, the doors and the building systems all have to suit the work that happens inside it, and the business that depends on it.

Henley Contracting builds industrial projects across Durham Region and Kawartha Lakes, acting as general contractor from site preparation through to the finished building. We work with business owners, developers and property managers.

The decisions made before construction starts shape the whole project: the site, the building, the approvals and the schedule. Bringing the builder in early helps settle them while they can still change.

02 / WHAT WE BUILDINDUSTRIAL CONSTRUCTION

Industrial projects we take on

New industrial buildings

Industrial buildings from the ground up, from site preparation and foundations through structure, building systems and finishes.

Shop and warehouse space

Space for production, storage and the equipment that goes with it, planned around clear heights, door sizes and how materials move through the building.

Buildings with office space

Industrial buildings with offices, staff areas and customer space, planned so the working and office sides of the building each work well.

Facilities that will grow

Buildings planned with future expansion in mind, so the next phase is easier when the business needs it. Already have a building? See Additions & Facility Expansions.

03 / APPROACHINDUSTRIAL CONSTRUCTION

What matters when planning an industrial building

Six things shape every industrial project. Working through them early keeps the design, the budget and the schedule pointing in the same direction.

  1. 01

    Site and access

The lot, truck and equipment access, parking and loading, and the services the building needs.

  2. 02

    Operations

What happens inside, how materials and people move, and the equipment the building has to support.

  3. 03

    Approvals

Zoning, site plan and building permit requirements vary by municipality and by property. They are worth confirming before the design depends on them.

  4. 04

    Building systems

Power, heating, ventilation and other systems sized for the work, not just the floor area.

  5. 05

    Design team

The architect, engineers and specialists the project needs, coordinated with construction from the start.

  6. 06

    Schedule

When the business needs the building, and the order in which decisions need to be made to get there.

04 / IN FOCUSINDUSTRIAL CONSTRUCTION

Planning for the work, now and later

Industrial buildings work best when they are planned around the operation inside them. Clear heights, door locations, floor loads and building systems are much easier to get right on paper than to change once the building is up.

Thinking ahead also matters. A building planned with expansion in mind can grow with the business without starting over.

  • Clear heights and spans for equipment and storage
  • Loading, door sizes and how materials move through the building
  • Floors and structure suited to the loads they carry
  • Building systems sized for the work inside
  • Room on the site, and in the design, for a future addition

How an industrial project works

Industrial projects most often go off track in the gap between the drawings and the build: requirements nobody captured, approvals that take longer than planned, and decisions made in a hurry on site. We work to close that gap by getting involved early.

  1. Discover

Tell us about the site, the building and your timing. Tell us about your project. It takes a minute.

  2. Plan

We look at the site, your operations, any drawings you already have and the budget range you are working within, and turn them into a clear scope.

  3. Design

Plans are developed or refined with your architect, engineers and other specialists, so design, approval and construction questions are answered together, then priced and scheduled.

  4. Build

As general contractor, we manage the trades, inspections and schedule, with regular progress updates.

  5. Complete

Final details, a walkthrough together, and the handover of your building.

Already have drawings? We can review them with you and price the build.

QUESTIONSINDUSTRIAL CONSTRUCTION

Frequently asked questions

Can't find your answer? Tell us about your project and ask us directly.

What kinds of industrial buildings do you build?
Industrial buildings and facilities, including shop and warehouse space and buildings that combine working space with offices. We plan each one around the work that happens inside it.
Do you act as the general contractor on industrial projects?
Yes. As general contractor we manage the trades, inspections and schedule from site preparation through to handover, with regular progress updates along the way.
Can you plan the building for a future expansion?
Yes. Planning for a future addition from the start, on the site and in the design, makes the next phase easier when the business needs it.
Who handles permits and approvals for an industrial building?
Approvals depend on the municipality and the property. We work with you and your design team to identify what the project needs and coordinate permits and inspections as part of the build.
Where do you build industrial projects?
Across Durham Region, where our head office in Oshawa is, and Kawartha Lakes. If you are not sure whether your site is in our area, tell us where it is through Start Your Project.
Can you work with our architect and engineers on an industrial building?
Yes. We work alongside your architect, engineers and other specialists so the building's structure, systems and layout are coordinated with construction before it is priced.
What should we have ready before starting an industrial project?
It helps to know the site address, what the building is for, the equipment or operations it needs to support, your timing and the budget range you have in mind. Drawings or a site plan are useful if you have them, but you do not need them to start.
