What building in Clarington involves
All of Clarington uses one building department, the Municipality of Clarington. Conservation is split: the Central Lake Ontario Conservation Authority (CLOCA) covers the western part, around Courtice and Bowmanville, while the Ganaraska Region Conservation Authority covers much of the east, around Newcastle and Orono. If your lot is near a creek valley or a slope, one of them may need to review the plans.
In the north, the Oak Ridges Moraine and the Greenbelt limit where homes can go, and rural lots rely on wells and septic systems. We check all of this at the start, so the design is built on what the property actually allows.

Which conservation authority covers my Clarington lot?
It depends on the watershed. The western part of Clarington, around Courtice and Bowmanville, is mostly CLOCA; much of the east, around Newcastle and Orono, is Ganaraska Region. We confirm which one applies, if any, during the lot review.
Who issues building permits in Clarington?
The Municipality of Clarington issues permits for all of its communities, including Bowmanville, Courtice, Newcastle and Orono.
Can I build on the Oak Ridges Moraine?
Sometimes, but the rules are stricter. Whether and where a house can go depends on the property. We check the Moraine and Greenbelt limits before any design work.
