What building in Whitby involves
In the established parts of town, a custom home usually means replacing an older house. The zoning sets how big and how tall the new home can be and how far it sits from the lot lines, and mature trees, drainage and neighbours all need thought. Close to Lynde Creek and the other creek valleys, the Central Lake Ontario Conservation Authority (CLOCA) may also need to review the plans.
North Whitby is partly in the Greenbelt and on the Oak Ridges Moraine. Rural lots there are generous but come with limits on where you can build, and most need a well and a septic system. We sort out what applies to your lot before design, so the plan starts on solid ground.
