ADDITIONS & FACILITY EXPANSIONS

More space for a business that is growing

When a business outgrows its building, moving is not the only answer. An addition can give you the floor space, the loading or the offices you need on the site you already have, without leaving the location your staff and customers know.

Henley Contracting builds additions and expansions to commercial and industrial buildings across Durham Region and Kawartha Lakes. We plan each one to connect to the existing building and to limit disruption to the operation while the work is underway.

An expansion ties new construction to a building that is still in use. The structure, the building systems, the site and the way the business keeps running all shape what the addition can be.

02 / WHAT WE BUILDADDITIONS & FACILITY EXPANSIONS

Expansion projects we take on

Commercial additions

More space for offices, retail and professional buildings, connected to the rooms and systems already in use.

Industrial and warehouse expansions

More production, storage or loading space for industrial buildings, planned around how materials and equipment move.

Office and staff space

Offices, staff rooms and customer areas added to working buildings, so the business can grow without moving.

Expansions with renovation

Many expansions work best alongside changes to the existing building, so old and new space work together. See Commercial & Industrial Renovations.

03 / APPROACHADDITIONS & FACILITY EXPANSIONS

What matters when planning an expansion

Six things shape every addition to a working building. Working through them early keeps the design, the budget and the schedule pointing in the same direction.

  1. 01

    The site

How much room there is to build, access, parking and loading, and how the addition affects them.

  2. 02

    The existing building

Its structure, foundations and systems, and how the new space connects to them.

  3. 03

    Operations

How the business keeps running while the addition is built and tied in.

  4. 04

    Approvals

Zoning, site plan and building permit requirements vary by municipality and by property. They are worth confirming before the design depends on them.

  5. 05

    Building systems

Whether the existing power, heating and other systems can serve the new space, or need upgrading.

  6. 06

    Schedule

When the business needs the space, and the phasing that gets it there.

04 / IN FOCUSADDITIONS & FACILITY EXPANSIONS

Connecting new space to a working building

The hardest part of an expansion is usually where the new building meets the old one. Tying into the structure, the roof, the floors and the building systems has to happen while the existing building stays safe and, often, in use.

Planning that connection early, and phasing the work around the business, is what keeps the expansion on track and the disruption to a minimum.

  • Where and how the addition ties into the existing structure
  • Roofs, floors and levels where old meets new
  • Upgrades to existing systems to serve the new space
  • Phasing the tie-in around the business
  • Site access that keeps staff, customers and deliveries moving

How an expansion project works

Expansions most often go off track where new construction meets the existing building: details nobody resolved, systems that cannot carry the new load, and decisions made in a hurry on site. We work to close that gap by getting involved early.

  1. Discover

Tell us about the building, the space you need and your timing. Tell us about your project. It takes a minute.

  2. Plan

We look at the site and the existing building, your operations, any drawings you already have and the budget range you are working within, and turn them into a clear scope.

  3. Design

Plans are developed or refined with your architect, engineers and other specialists, so design, approval and construction questions are answered together, then priced and scheduled.

  4. Build

As general contractor, we build the addition and tie it into the existing building, with the work phased around your business and regular progress updates.

  5. Complete

Final details, a walkthrough together, and the handover of your new space.

Already have drawings? We can review them with you and price the build.

QUESTIONSADDITIONS & FACILITY EXPANSIONS

Frequently asked questions

Can't find your answer? Tell us about your project and ask us directly.

What kinds of commercial additions do you build?
Additions and expansions to commercial and industrial buildings, including more office, retail, production, storage and loading space, connected to the existing building.
Can our business keep running while the addition is built?
Often, yes. Much of an addition can be built while the existing building stays in use. The tie-in to the existing building is usually the most disruptive stage, and we plan its phasing with you in advance.
Can our existing building systems serve the new space?
Sometimes. It depends on the existing power, heating and other systems and the size of the addition. We look at this during planning, with your engineers where needed, so any upgrades are part of the scope from the start.
Is it better to expand or move to a new building?
It depends on the site, the existing building and where the business is going. An expansion keeps your location and the building you have; a new building gives you a blank slate. We can talk through both with you.
Who handles permits and approvals for an expansion?
Approvals depend on the municipality and the property. We work with you and your design team to identify what the project needs and coordinate permits and inspections as part of the build.
Where do you build commercial and industrial additions?
Across Durham Region, where our head office in Oshawa is, and Kawartha Lakes. If you are not sure whether your building is in our area, tell us where it is through Start Your Project.
What should we have ready before starting an expansion?
It helps to know the address, the space you need, your timing and the budget range you have in mind. Existing drawings, a site plan or photos of the building are useful if you have them, but you do not need them to start.
