COMMERCIAL CONSTRUCTION

Commercial buildings planned around the business

A commercial building has a job to do. It has to work for the people inside it, the customers who visit it and the business that pays for it, on a schedule and a budget that the business depends on.

Henley Contracting builds commercial projects across Durham Region and Kawartha Lakes, acting as general contractor from site preparation through to the finished building. We work with business owners, developers and property managers on small-to-mid-size commercial projects.

The decisions made before construction starts shape everything that follows: the site, the layout, the approvals and the schedule. Bringing the builder in early helps settle those decisions while they can still change.

02 / WHAT WE BUILDCOMMERCIAL CONSTRUCTION

Small-to-mid-size commercial projects

Projects sized for growing businesses and local property owners, where a consistent team and clear communication make the biggest difference. Planning an industrial building? See Industrial Construction.

03 / APPROACHCOMMERCIAL CONSTRUCTION

What matters when planning a commercial building

Six things shape every commercial project. Working through them early keeps the design, the budget and the schedule pointing in the same direction.

  1. 01

    Site and services

The lot, access for vehicles and deliveries, parking, and the water, sewer and hydro the building needs.

  2. 02

    Use and occupancy

Who uses the building, how many people, and what the business needs from the space now and later.

  3. 03

    Approvals

Zoning, site plan and building permit requirements vary by municipality and by property. They are worth confirming before the design depends on them.

  4. 04

    Budget

A realistic range for the building, tested against the scope while the design can still change.

  5. 05

    Design team

The architect, engineers and specialists the project needs, coordinated with construction from the start.

  6. 06

    Schedule

When the business needs to open or move in, and the order in which decisions need to be made to get there.

04 / IN FOCUSCOMMERCIAL CONSTRUCTION

Building for the way the business works

The best commercial buildings are planned around the business, not just the floor area. How customers arrive, how staff move through the space, where deliveries come in and how the building might change in the future all affect the design and the construction plan.

Settling these early makes the building easier to use and easier to adapt. It also keeps changes during construction, which cost the most, to a minimum.

  • Customer and staff access, parking and deliveries
  • Space for the business today, with room to grow
  • Building systems sized for the way the space is used
  • Durable materials suited to commercial use
  • A schedule that works back from the date the business needs the building

How a commercial project works

Commercial projects most often go off track in the gap between the drawings and the build: plans that cost more than expected, approvals that take longer than planned, and decisions made in a hurry on site. We work to close that gap by getting involved early.

  1. Discover

Tell us about the site, the building and your timing. Tell us about your project. It takes a minute.

  2. Plan

We look at the site, your goals, any drawings you already have and the budget range you are working within, and turn them into a clear scope.

  3. Design

Plans are developed or refined with your architect, engineers and other specialists, so design, approval and construction questions are answered together, then priced and scheduled.

  4. Build

As general contractor, we manage the trades, inspections and schedule, with regular progress updates.

  5. Complete

Final details, a walkthrough together, and the handover of your building.

Already have drawings? We can review them with you and price the build.

Frequently asked questions

Can't find your answer? Tell us about your project and ask us directly.

What kinds of commercial buildings do you build?
Small-to-mid-size commercial projects, including offices, professional spaces such as clinics and studios, retail and mixed-use buildings. We work with business owners, developers and property managers.
Do you act as the general contractor on commercial projects?
Yes. As general contractor we manage the trades, inspections and schedule from site preparation through to handover, with regular progress updates along the way.
Can you work with our architect and engineers?
Yes. We work alongside your architect, engineers and other specialists so design, approval and construction questions are answered together, before construction is priced.
Who handles permits and approvals for a commercial building?
Approvals depend on the municipality and the property. We work with you and your design team to identify what the project needs and coordinate permits and inspections as part of the build.
Where do you build commercial projects?
Across Durham Region, where our head office in Oshawa is, and Kawartha Lakes. If you are not sure whether your site is in our area, tell us where it is through Start Your Project.
When should we involve a builder on a commercial project?
As early as you can, ideally while the site and the design are still being decided. A builder can flag cost, site and schedule questions before decisions are locked in.
What should we have ready before starting a commercial project?
It helps to know the site address, what the building is for, your timing and the budget range you have in mind. Drawings, surveys or a site plan are useful if you have them, but you do not need them to start the conversation.
