Cottage garages on Balsam Lake

Building a garage on Balsam Lake

Under the Ontario Building Code, an accessory building larger than 10 square metres needs a building permit. The City of Kawartha Lakes sets the shoreline setback and size limits, so most garages sit near the road or the back of the lot. Limestone close to the surface affects footings. Balsam Lake is part of the Trent–Severn Waterway, managed by Parks Canada, and some lots are regulated by Kawartha Conservation.

Spring road restrictions

Many cottage roads around Balsam Lake have spring load limits. We plan concrete, steel and lumber deliveries around those dates and protect the lane, so the garage goes up on schedule without damage to the road or the property.

Closing up for winter

A cottage garage on Balsam Lake also makes closing up easier. Water lines can be drained from one place, the dock and boat go straight inside, and an insulated room keeps paint, cleaning supplies and anything that should not freeze safe until the May long weekend.
