Renovations across Clarington

Clarington covers a lot of ground, from the towns along Highway 2 to the farms and hamlets north toward the Oak Ridges Moraine. Out in the country, many homes are ranch bungalows and farmhouses on large lots, built decades ago and now ready for a new roof, new siding, better insulation and a layout that suits today.

We renovate these houses so they feel new while keeping what makes the property special: the land, the views and the space.

Renovating in rural Clarington

Building permits come from the Municipality of Clarington. Rural homes usually rely on a well and septic system, and adding bedrooms or bathrooms can affect the septic, so we review it early. Depending on the watershed, a lot near a creek may fall under CLOCA or the Ganaraska Region Conservation Authority.

Getting more from a big lot

Rural Clarington properties often have room the house does not use well: a porch facing the wrong way, small windows toward the best view, or a basement that sits empty. Planning a renovation around the land, the sun and the views can make an older country house feel completely different without moving it an inch.

My project started before the pandemic. Work was about 30% complete and going well. The pandemic hit me a bit financially which stressed me out about the project. The Henley team helped reverse engineer and descope some of the project to suit my new affordability. They handled this with class and professionalism which im sure created extra work for them. Communication was excellent and finished product is fantastic. I will never work with or recommend another contractor again

Who issues building permits in Clarington?

The Municipality of Clarington, which covers Bowmanville, Courtice, Newcastle, Orono and the rural area.

Can you finish our basement as part of a renovation?

Yes. Ceiling height, moisture and egress windows decide what is possible, so we check those first.

If the work adds bedrooms or bathrooms, the septic system may need to be checked or upgraded. We look at it early.
