These owners needed more space but didn't want to move. The lot couldn't go outward, so we built up.
Same house, same lot, a whole new floor: we added a full second storey to the bungalow as a legal, fully separate unit.
With no room to add on at ground level, the only way was up. An engineer checked that the existing foundation could carry a second floor before we started.
The new floor was framed right on top of the original brick bungalow, then wrapped in exterior insulation.
The new second storey is a legal, fully separate unit. It has its own entrance by an exterior stair around back.
From the street, the original brick main floor stays as it was, with the new storey sitting above it.
Upstairs there are two good-sized bedrooms with closets, a full bathroom, a kitchen and in-unit laundry.
The kitchen has grey shaker cabinets, quartz counters and a peninsula with a double sink.
The real work was on the technical side. After the engineer's check on the foundation, we built the separation between the units and everything else a second dwelling needs to meet code.
On the range wall, an over-the-range microwave sits between the upper cabinets above a white tile backsplash.
With what houses cost now, more families are going this route, whether it's adult kids staying longer, a parent moving in, or a rental unit that helps carry the mortgage.
The upper unit's full bathroom has a tiled tub surround with a recessed niche and a shaker vanity.
