Home additions across Durham Region

Moving within Durham means land transfer tax, realtor fees and often a longer commute or a new school. An addition keeps your street, your neighbours and your mature trees, and gives the house the space it is missing: a bigger kitchen, a main-floor bedroom, a family room or a suite for a parent.

The hard part of an addition is not the new room. It is the join: the foundation beside an old one, the new roof meeting the old roof, matching brick or siding, and heating and electrical that can carry the extra load. We plan those details before anything is priced.

Approvals for an addition in Durham

Each municipality issues its own building permits and applies its own zoning by-law: the City of Oshawa, the Town of Whitby, the City of Pickering, the Municipality of Clarington and the Townships of Scugog, Uxbridge and Brock. If an addition goes past a setback, it may need a minor variance from the local Committee of Adjustment. Lots near creeks can also need a permit from CLOCA, the TRCA or Lake Simcoe Region Conservation.

Frequently asked questions

Can't find your answer? Tell us about your project and ask us directly.

Do I need a permit for a home addition in Durham Region?
Yes. Every addition needs a building permit from your local municipality, such as the City of Oshawa or the Township of Uxbridge. Some also need a minor variance or a conservation authority permit.
Is an addition cheaper than moving?
Often, once you count land transfer tax, realtor fees and moving costs. It depends on the size of the addition and the work needed to tie it in, so we price it properly before you decide.
Can you match the brick or siding on my house?
We try to. Some older brick is no longer made, so we may suggest a close match, reclaimed brick or a deliberate contrast that looks intentional.
