Luxury waterfront homes on Sturgeon Lake

Sturgeon Lake is one of the larger Kawartha lakes, stretching from Fenelon Falls past Sturgeon Point to Bobcaygeon, with the Scugog River coming in from Lindsay. It is a busy boating lake on the Trent–Severn Waterway, with open water and wide views.

Owners here often want a modern, year-round home that makes the most of that view, with room for family, guests and boats. We build new homes on existing lots and replace older cottages that no longer fit how people use the lake.

What building on Sturgeon Lake involves

Parts of the Sturgeon Lake shoreline are low and flat, and some areas are flood-prone. Where that applies, the conservation authority may set limits on how close and how low a home can be built, so we check the lot early.

Docks, boat lifts and shoreline walls on the Trent–Severn Waterway involve Parks Canada. Building permits come from the City of Kawartha Lakes, and most waterfront lots use a septic system that has to fit alongside the house and the setback from the water.

Is my Sturgeon Lake lot in a flood-prone area?
Some low-lying parts of the shoreline are. The conservation authority's mapping shows it, and it can limit how close to the water and how low a home can be built. We check this during the lot review.
Can you include a dock and boat lift?
Yes. On the Trent–Severn Waterway, docks and boat lifts usually need Parks Canada approval. We plan and apply for them with the house.
Do you build pools on waterfront lots?
We can plan a pool and patio with the home, as long as it fits the setbacks, the septic area and the slope of the lot.
